Fix the small things. When a buyer comes through the home, the smallest of repairs will make them think that the home is worth a lot less than it really is.
If you have loose hardware on your cabinets in the kitchen, bathrooms, etc - tighten them up or replace them. If you have a few places in the home that need touch up paint, get to it! If you have a leaky faucet, bad toilet, running shower…just know that your buyer looks at this and thinks “wow, I am going to have to call a handy man for this, that, and that…”
And by the time a buyer adds it up they are already taking thousands of dollars off your asking price. If you can get these things done yourself in a few hours, it is well worth it!
Remember to have your house IN WORKING ORDER before you have the first showing!

Remember that the kitchen and bathrooms are the MOST IMPORTANT rooms in your home. Make sure these rooms are cleaned - even scrubbed - and sanitize everything. Be sure to eliminate clutter as well as you will want to make these rooms seem as spacious and open as possible.
